Why do I need a Help to Buy valuation?

If you’ve purchased a home using the government’s Help to Buy scheme, then you’ll have entered into a contract with Target HCA who will own a percentage of your property. When you decide to sell your home or if you’d like to remortgage or increase your amount of equity, then you’ll need to book a Help to Buy home valuation. This needs to be carried out by an independent, RICS registered Chartered Surveyor. The report will help Target HCA determine how much your repayment fees will be. This amount will be based on the current market value of your property and not the initial loan amount. 

How do you make a valuation?

One of our highly-knowledgeable RICS Chartered Surveyors will attend your property and conduct a home inspection. Once this inspection has been completed, they will combine their findings with information about your local area and insights into the current property market. Our team have extensive knowledge of Bury St. Edmunds which means you can rest assured that the report will be accurate. 

It’s important to remember that your report will only be valid for 3 months from the date it is produced. Once you receive your report, we recommend that you send it to Target HCA as soon as possible. After 3 months have passed, your report will no longer be valid and you’ll need a new one. This is why we always advise our clients to ensure that they’re already in the position to sell, remortgage or up their equity before hiring a Chartered Surveyor to produce a Help to Buy home valuation report.
