Why do I need a Help to Buy valuation?

When you purchase a property using the government’s Help to Buy scheme, you enter into a contract with Target HCA who own a percentage of your home. When you’re in a position to sell, remortgage or purchase more equity, you’ll need to produce a Help to Buy valuation report which determines the value of your home. It’s imperative that an independent, RICS Chartered Surveyor carries out the valuation to ensure that you repay the correct amount. The amount is based on the current market value of your home and not the initial loan amount. 

 How do you make a Help to Buy valuation?

Once an inspection of your property has been completed, the Chartered Surveyors at Morgan Sloane will combine this with their knowledge of the local area and the current housing market to compose a Help to Buy report. After this, the report can be sent to the Target HCA who will calculate your repayment figure. 

Once you receive your report, you’ll have 3 months to send it to Target HCA. After this time, the report is no longer valid and will expire. It’s crucial that you wait until you’re in a position to sell, remortgage or buy more equity before commissioning a Chartered Surveyor.
