Why do I need a Help to Buy Valuation?
When you buy a property from the government’s Help to Buy scheme, you are taking out a loan against a percentage of the equity in your home, meaning Target HCA effectively owns a percentage of your property.
Property prices vary over time, so when you sell, remortgage or buy more equity (also known as staircasing) you will need to provide Target HCA with an independent Help to Buy Valuation to ensure you are repaying the correct amount that reflects the current market value.
For example, if you bought a home for £200,000 with a 20% loan from Target HCA and your property is valued at £220,000, when you go to sell it you will need to pay £24,000 back.
How do you make a Help to Buy Valuation?
Morgan Slone’s team of Chartered Surveyors will inspect your home and use their detailed knowledge of the local area and housing market to complete a Help to Buy report.
You must then send this report to Target HCA who will use it to calculate your repayment value. It is important to remember that the Help to Buy Valuation is valid for just 3 months so make sure you carry out a report only when you are ready to sell, remortgage or buy more equity.
