 Why do I need a Help to Buy valuation?

When you purchase a Help to Buy home, you enter into a contract with Target HCA who will own a percentage of your property. If you decide to sell, remortgage or increase your equity stake in the property, you’ll be required to have a Help to Buy valuation carried out. A Help to Buy valuation is a report which determines the value of your home. The amount is based on the current market value of the property and not the initial loan amount. It’s a requirement that all Help to Buy home valuations are carried out by an independent RICS Chartered Surveyor.  

How do you make a Help to Buy valuation?

After an inspection of your property, the RICS Chartered Surveyors at Morgan Sloane will combine this information with their knowledge of your local area and the current housing market. Here at Morgan Sloane, we have over 20 years of experience in the property sector and our team of RICS registered Chartered Surveyors have extensive knowledge of Halstead and the Essex area. 

Once this report has been completed, it will be valid for 3 months. If you fail to send the report to Target HCA within 3 months of completion, you’ll be required to have a new report carried out. This is why we strongly advise customers to wait until they’re in a position to sell, remortgage or increase their equity before commissioning a Chartered Surveyor.
