Why do I need a Help to Buy Valuation?
The Help to Buy scheme is a shared equity incentive introduced by the Government where first-time buyers can borrow up to 20% of the value of their new home. When purchasing a Help to Buy home, you enter into a contract with Target HCA, who own a percentage of the equity in your property.
Our team of chartered surveyors will provide an accurate and updated valuation which will be sent to Target HCA to ensure you are paying them a fair market rate back for the loan. This means when you come to sell your home, rather than paying back the original value of the loan you will pay back the current value of the equity percentage purchased by Target HCA.
How do you make a valuation?
A chartered surveyor with knowledge of the local area and housing market will visit your home to undertake an inspection to compose a Help to Buy report.
Your Help to Buy Valuation report will tell you the current value of your home and will be valid for 3-months, so it’s important that you only commission a chartered surveyor when you’re in the position to sell, remortgage or buy more equity.
Once we’ve provided you with the report you can send this off to Target HCA who will calculator the repayment of their loan on your home.
